Queen Charlotte Forest presents a significant forestry investment comprising of 2,800 hectares of multi-rotation Forestry Rights in the Marlborough Sounds. This offering relates to the Forestry Rights and associated assets only; no land is included in the sale.
The rights contain 1,600 hectares of stocked forest and a further 76 hectares of plantable area. The forest is predominantly second-rotation radiata pine with an average age exceeding 17 years.
Benefiting from favourable growing conditions, established infrastructure, and access to both domestic processors and export markets, the property offers a substantial long-term forestry investment.
The Forestry Rights extend through to 2090 and are held over land owned by Te Ātiawa and Ngāti Toa Rangatira. Deferred rental arrangements mean no land rental payments are required until 2034 and 2043 respectively, supporting future cashflow potential.
